1) Who we are
Ultra Homes (“we”, “us”, “our”) provides construction, interior design, and real-estate services. This Privacy Policy explains what personal data we collect, why we collect it, how we use and share it, and the choices you have.
2) What we collect
- Contact & identity data: name, email, phone, city.
- Project & enquiry data: property preferences, budget, site location, notes you share.
- Transactional & support data: messages, call notes, meeting/site-visit details.
- Website data: device/OS/browser, pages viewed, referrers, approximate location (from IP), and cookie IDs.
- Sensitive data (rare/optional): only if you provide it for a specific purpose (e.g., payment references, KYC for rentals). We avoid collecting sensitive data unless absolutely necessary and with clear purpose/consent.
3) Why we process your data (purposes)
- Respond to enquiries and provide quotes.
- Schedule site visits, design consults, and property showings.
- Send project proposals, BOQs, and service updates you request.
- Provide after-sales support, warranty or rental paperwork.
- Improve the Website (analytics, security, debugging).
- Comply with legal obligations and enforce our Terms.
4) Our current legal framework (India)
Until India’s Digital Personal Data Protection Act, 2023 (DPDP) is formally enforced, we operate under the Information Technology Act, 2000 and the SPDI Rules, 2011 (including appointing a grievance officer and resolving complaints within one month). We’ll update this Policy when DPDP rules are notified and in force.
Note: Under SPDI Rules, “sensitive personal data” includes items like passwords, financial information, health data, and biometrics. We limit collection of such data to what’s strictly necessary and with purpose/consent.
5) Cookies & analytics
We use essential cookies (to run forms/pages) and analytics cookies (to understand traffic and improve UX). You can control cookies via your browser settings; if DPDP-specific consent rules are notified, we’ll adapt our banner and controls accordingly.
6) Sharing your data
We share data only as needed with:
- Service partners (site contractors, designers, photographers, brokers engaged by you/us).
- IT vendors (hosting, analytics, email/SMS tools).
- Compliance (banks/KYC for rentals/sales, government authorities when legally required).
We require vendors to use your data only for the agreed purpose and to protect it with reasonable security practices.
7) Cross-border storage & transfers
Our cloud/email/analytics tools may store data outside India. Cross-border transfers are permitted under the DPDP’s “blacklist” approach (subject to future government restrictions). We’ll update this section if any country restrictions are notified.
8) Security & retention
We implement administrative, technical, and physical safeguards consistent with Indian guidance (e.g., ISO/IEC 27001-aligned controls). We retain data only as long as needed for the stated purposes or as required by law, then delete or anonymize it.
9) Your choices & rights
- Review/Correct: You may review and correct personal information you provided.
- Opt-out of marketing: Unsubscribe links or email us.
- Withdraw consent (for sensitive data): Where processing is based on consent, you may withdraw it; we’ll stop future processing for that purpose (unless required by law).
- Children: Our services are intended for adults. If we learn a child’s personal data was provided without appropriate consent, we will delete it. (DPDP defines “child” as under 18; once in force, parental consent will be required for processing children’s data.)
10) Third-party links
Our Website may link to third-party sites. Their privacy practices are their own; review their policies before sharing data.
